If you want to put your property on MLS you must offer a commission to a buyer’s agent if they bring you a ready, willing and able buyer. A lot of sellers seem to think offering a higher commission to a buyer’s agent will result in more interest when marketing their property. This is a misconception. An agent cannot drum up potential buyers based on the commission being offered but they can if the asking price is right.
Sellers should never focus on attracting buyer agents. Hypothetically speaking, a seller could offer a whopping 5% of the sales price to a buyer’s agent, but if the home is not priced to attract buyer’s it won’t make much of a difference. With this being said, seller’s should always focus on those who are looking to buy. The best way to do this in the hypothetical above would be to lower the asking price by 5%. There’s nothing more enticing to a buyer than a good price.
